EXM provides onsite project monitoring for institutional clients such as banks, credit unions, and other private lenders. EXM’s on-site project monitoring provides oversight of construction progress and correlates the same to contractors’ billings (Application for Payment) with respect to work in place.

Scheduling

EXM provides all types of schedules that are necessary for the various phases of a project. These schedules spans across the following phases of project development and construction:

EXM Updates and monitors each schedule, which tracks the Critical Path. Our scheduling software is used throughout the construction industry, which has proven to be accurate and will provide a concise project plan of actions required, and thereby create and establish a clear delegation of responsibilities. Each schedule flags important milestones to ensure timely deliverables and project turnover. The critical path is identified early in order that the overall project is viewed knowing the activities which will require special attention to meet the project completion date, which is utilized to drive design and document approvals, to avoid delays. Time is money, and therefore a well-developed and monitored schedule can translate into significant savings when implemented correctly at the onset of each project.

Value Engineering

Value engineering is a disciplined effort to analyze the functional requirements of certain components of a project to achieve the lowest possible overall cost without sacrificing aesthetics or lowering reliability and quality.

EXM reviews areas of high expense and potentially poor values using life cycle costing and recommends lower cost alternatives. We are an innovative group of professionals – always looking for alternatives and cutting-edge ways of delivering projects in a more efficient and cost-effective way, while keeping quality and safety at the forefront during the entire process. EXM has found that value engineering is far more effective when executed in the early stages of the design phase up through the development and issuance of construction bid documents.

Resolution of Construction Claims

Construction claims can be time consuming and costly and can be very confrontational.

For an effective and fair outcome, EXM approaches each claim by understanding the terms and conditions of contracts, comparing schedule variances to baselines, and being in tune with circumstances surrounding each claim.

Claim resolution is time sensitive and if not handled in a timely many can lead to unwarranted delays and cost overruns, and for this reason EXM will ensure that each claim is tracked, reviewed, and resolved expeditiously.

Because of our in-depth construction knowledge and years of professional experience, EXM acts as an extension to our clients and partners in providing early, fair determination of all claims. We provide claim resolution throughout all phases of construction. From pre-project development and planning to project oversight, scheduling, and budget management we endeavor to be consistent with our practices in these regards as would be evident in our professional determination package, which would include strategies for reconciliation, alternative means of resolving all claims, and recommendations for offers and settlement.

Risk Management Evaluation

Project risk is summed up to potential threats, unexpected events or occurrences that can hinder the achievement of project goals. While no two projects are alike, it is understood that risks will vary from project to project.

EXM understands this very well, and institutes at the early phase of each project, from inception through completion – the right sets of procedures to minimize unwarranted risks and exposures to each project. Risk management is all about risk prevention and mitigation. Often the failure in having the right sets of strategies in place in risk prevention is a result of not investing and executing the right approaches early in the construction phase. EXM believes that the upfront dollars spent at the infant stage of the project development far outweighs not having the right predetermined identification of risks. EXM risk assessment strategies start with the design and construction documents development. We approach risk with the bottom line as the primary driver and execute a project specific approach strategy.
