Whether At Risk or As Agent, at EXM we will always work in the best interest of our clients. We streamline the construction process and advise clients on all construction issues, regardless of contract type, to avoid financial exposures
EXM provides construction management services for At Risk or As Agent to our clients. Although they have many similarities, these two contract structures work as follows:
  • At Risk – we will hold all subcontracts with trade contractors and simply take on defined (per contract) financial risks while sharing agreed upon portions of budget savings.
  • As Agent – we act as Pure Construction Manager, overseeing the project on the client’s behalf, while the client takes on all financial risk, and EXM oversees the project in the best interest of our clients as their construction arm with full representation in all aspects of the project through TCO, Closeout, and Turnover.
Regardless of contract form, EXM construction management services include three phases: pre-construction, construction, and post-construction. Careful planning and thorough coordination of all facets of a construction project during the initial phases can be instrumental in anticipating and avoiding many potential problems down the road. By identifying possible issues early on – and monitoring projects during each phase – we work to ensure each project is completed successfully – on time and on budget.
At EXM we provide, but are not limited to, these construction phase services:
  • Monitor project control and quality.
  • Pre-qualify all subcontractors.
  • Secure general and specific permits.
  • Review and evaluate shop drawings and submittal.
  • Prepare Site Safety plans unique to each project.
  • Control costs and provide regular budget updates.
  • Prepare weekly and monthly progress reports.
  • Prepare and approve contractors’ requisitions for payment.
  • Facilitate and manage temporary certificate of occupancy process.
  • Obtain warranties and guarantees from subcontractors and manufacturers.
  • Obtain financial certificate of occupancy and reconciliation of subcontractor final payment.
